In 2012, Lake Osceola Reality, LLC (development agreement between Unicorn Contracting Corporation and Mt Kisco Medical Group), retained Optimus to design a three story 27,000 sf medical office building for MKMG overlooking Lake Osceola in Westchester County, NY. Unicorn Contracting president, Paul Guillaro had acquired a hillside lake front property, and was pursuing NYSDEC and Town approvals. His negotiations included giving the flood plain buffer lake frontage for public park use. Optimus developed a building plan coordinated with the difficult site planning requirements and issues, and then attended the Planning and Architectural Review Board meetings to secure approvals. Zoning, the Planning and Architectural Review boards all required a building design that limited the apparent building height and restricted the architectural character to a local traditional vernacular. The developer and medical tenant required an affordable three equal story modern office structure and systems, on a limited footprint with generous parking.
The project included diagnostic and treatment suites for Orthopedics, Imaging, Pediatrics, OBGYN, Allergies, Internal Medicine, Dermatology, ENT and Ophthalmology. Optimus has designed several other MKMG projects over the years which include an ASC in their original Mt Kisco medical office building, Oncology offices in our Northern Westchester Hospital Cancer Center, and MKMG Oakwood Commons in Poughkeepsie, NY. In 2015, MKMG acquired Mid Hudson Medical Group and all of our MHMG buildings and fit-up projects.
Four years later after working with other design firms, Unicorn Contracting project manager Matt Moran via phone complemented Optimus for preparing the “most thorough construction documents” with the “fewest change orders” that he sees.
